上海出臺新政策推進優化土地和住房供應結構

近日(ri),上海市規(gui)劃國土資(zi)源局(ju)等(deng)四部門聯合發布《關于(yu)(yu)進(jin)一(yi)步優化本市土地(di)(di)(di)和住房(fang)供應(ying)(ying)結構(gou)的實施(shi)意(yi)見(jian)》,以繼續(xu)優化土地(di)(di)(di)和住房(fang)供應(ying)(ying)結構(gou)。這份意(yi)見(jian)要(yao)求(qiu)進(jin)一(yi)步加大商品住房(fang)用(yong)地(di)(di)(di)中(zhong)(zhong)小套住房(fang)供應(ying)(ying)比例(li),中(zhong)(zhong)心城(cheng)區(qu)不(bu)低(di)(di)于(yu)(yu)70%,郊(jiao)區(qu)不(bu)低(di)(di)于(yu)(yu)60%。此外(wai),軌道交通站(zhan)周邊(bian)區(qu)域(中(zhong)(zhong)心城(cheng)區(qu)、郊(jiao)區(qu)的覆蓋(gai)范圍分(fen)別為(wei)600米、1500米)商品住房(fang)用(yong)地(di)(di)(di)的中(zhong)(zhong)小套型(xing)住房(fang)供應(ying)(ying)比例(li)提高(gao)到80%以上。此外(wai),保障性住房(fang)的中(zhong)(zhong)小套型(xing)住房(fang)的供應(ying)(ying)比例(li),中(zhong)(zhong)心城(cheng)區(qu)為(wei)100%,郊(jiao)區(qu)不(bu)低(di)(di)于(yu)(yu)80%。意(yi)見(jian)還建(jian)議鼓勵開發企業(ye)(ye)持有商業(ye)(ye)及辦公(gong)(gong)(gong)物業(ye)(ye),而不(bu)是“一(yi)賣了之”。比如,對新增商業(ye)(ye)辦公(gong)(gong)(gong)用(yong)地(di)(di)(di),一(yi)般地(di)(di)(di)區(qu)商業(ye)(ye)物業(ye)(ye)的持有比例(li)為(wei)不(bu)低(di)(di)于(yu)(yu)80%、辦公(gong)(gong)(gong)物業(ye)(ye)為(wei)不(bu)低(di)(di)于(yu)(yu)40%,且(qie)持有年限不(bu)低(di)(di)于(yu)(yu)10年。
